Our first consultation is a fixed fee, agreed before you attend, so you know the cost in advance. After that, fees depend on the work — hourly, fixed, or a retainer. We put the basis in writing before we start.

A straightforward transfer usually takes eight to twelve weeks from agreement to registration, assuming the title is clean and consents are obtained without delay. Land Control Board consent and rates clearance are the two stages most often responsible for delay.

The estate is distributed under the Law of Succession Act. A family member applies for letters of administration, the grant is advertised, and after six months it can be confirmed and the estate distributed. Without a will the process takes longer and the family has less say in the outcome.

You are not required by law to instruct one, but the transaction cannot be registered without a properly drawn transfer, and the searches and consents are where deals go wrong. An advocate who does the official search before you pay a deposit is the cheapest insurance in the transaction.

Whatever you have — the letter, the title, the contract, the charge sheet, the messages. You do not need to have it organised. Bring your ID and, if the matter involves a company, its registration documents.
